AK Real Estate began in 2009 as a plot brokerage in Velachery. What turned it into an NRI practice was a pattern: families who had bought well, then lost years to a record nobody updated and a boundary nobody checked.

We are not a portal and not a listings aggregator. Everything below is work carried out by named people in Tamil Nadu offices.
Tamil Nadu land law, in practice
Patta and chitta, FMB sketches, adangal entries, sub-division, land-use conversion, guideline value and stamp duty. This is the daily machinery of a Tamil Nadu transaction, and we handle it at the taluk counter instead of describing it to you over email.
Bank auction procedure
We read the sale notice, verify the 13(2) and 13(4) position, confirm whether possession is symbolic or physical, register on the e-auction platform, arrange the DSC and move the EMD. You bid without being in the room.
NRI investment consulting
Repatriation limits, FEMA position on agricultural land, PoA drafting and attestation at the consulate, TDS on purchase from a resident seller, and the Form 15CA/CB chain when funds move back out.
Standing estate care
The part nobody sells you at purchase: who walks the boundary, who pays the tax, who notices when a wall moves. Our EMC retainers exist because we kept being called in three years too late.
The Velachery head office runs the NRI helpdesk and the auction desk.

Coimbatore office opened; western-region residential and retail added to the book.

Estate Management & Care formalised into retainers after a decade of doing it informally.

Hosur office opened to cover the Krishnagiri industrial belt and the Karnataka border.
